Step-by-Step Secure Purchase Process

  1. Identifying the Right Property

  2. Appraisal Report and Legal Procedures
    In accordance with current laws, a SPK-Licensed Appraisal Report (Appraisal) is mandatory for foreign property purchases to determine the property’s value. This report officially confirms the property’s actual value and whether there are any mortgages or encumbrances on it.
  3. Notarized Translation and Tax ID Number
    For your security, the entire process is accompanied by sworn translators. Your passport is translated, your personal tax ID number is obtained from the tax office, and an account is opened for you at a local bank.
  4. Title Deed Application and Foreign Currency Purchase Certificate (DAB)
    Under regulations effective since 2022, foreign buyers are required to sell the foreign currency equivalent of the sales price to a Turkish bank and obtain a “Foreign Currency Purchase Certificate.” Without this certificate, the title deed transfer cannot be completed.
